- What are the payment options?
Once the survey is complete, and the final design is agreed upon, we will require a 25% deposit. A second stage payment 25% will be required when work commences. When the installation is at the internal finishing phase, plastering painting etc. we will require the third stage payment of 40% leaving the final payment of 10% when the work is completed.
- Whats included in the price?
The price quoted is fully inclusive of V.A.T, aluminium doors, windows, flooring, electrics. Spaceout adopts a simple pricing method, our garden rooms come complete. Optional extras can be discussed at the planning phase. Usually customers at this stage choose their heating options additional lighting decking etc.
- Will I need planning permission?
No. Garden buildings are considered to be permitted development and do not require planning permission, as long as your garden room meets certain limits and conditions.
A permitted development is a building that does not require planning permission. Most garden rooms and garden studios will be permitted.
What are the limits?
The area of the proposed garden lodge and any other existing buildings within the garden (other than the original house) must not exceed 50% of the total area of the garden (excluding the ground of the original dwelling house) In simple terms, only 50% of your garden can be given to additional buildings
It must be single storey. If the garden room is within 2 metres from the boundary, the maximum height must not exceed is 2.5 metres.

- How long will it take to complete?
The build process usually takes around 4 weeks from start to finish, dependent on the size of the room and location. Spaceout garden rooms don’t believe in rushing a project, we pride ourselves on the quality of finish.
- Does the red cedar cladding need treating?
Left untreated it will turn a silvery grey colour or alternatively it can be treated with a uv oil which will help it to retain its beautiful brown honey tones.
- What return can I expect on my investment?

- Can I use my room as a habitable space?
Yes, garden rooms are becoming very popular as self contained living space and granny annexes. Washroom facilities can be installed, this would be more of a bespoke design and would require building regulations, which comes at an additional cost This is to ensure the building conforms with the local authority regulations.
- Do I have input into the final design?
Absolutely, Spaceout work closely with our clients to ensure that your garden room is tailored exactly to your requirements. If you are intending using your room as a home theatre for example, we can ensure all wires and cables are neatly concealed.
